We don't split commissions with our broker, so we pass the savings on to You!" That’s right. Most greedy brokers take 1/3 of an agent’s commission.  The broker does absolutely nothing for the Seller. We only pay our broker a low monthly fee. Therefore, we pass on the savings to you, our client, rather than keep it to ourselves. We pay 2.5% out to an agent who represents a Buyer and we retain 2% for selling your home. 2.5% is perfectly acceptable to an agent who represents a Buyer, and 2% is perfectly acceptable to us! (it is simply math…if another agent is retaining 3% of the commission as a listing agent and paying 1/3 to their broker, the broker is getting paid 1% out of your equity for doing absolutely nothing! Highway Robbery!)

1. Listing price minimum $250,000 and not to exceed 6% above the Recommended List Price based on the Comparative Market Analysis.

2. Minimum 6 months listing contract term. 

3, 2% price reduction at 30 day increments.

4. $497 Broker Service Fee paid at closing.

5. Seller reserves the right to cancel the listing contract after 90 days upon payment of an early termination fee of $497.00

6. Seller to have a Pre-Listing/Sale Home Inspection, Radon Inspections and Wood Destroying Insect Inspection, (Well, Septic and/or Stucco if applicable) and either make repairs or obtain professional written repair estimates on service vendor’s letterhead and adjust the listing price accordingly.

7. Seller to have the home professionally cleaned prior to showings. Seller to depersonalize and declutter the home for good show-ability.

8. If the home is vacant, seller to have the home professionally staged.

9. Does not apply to short sales, foreclosures, or distressed homes, or homes with: strong odors (from pets, smoking, food or other substance) structural defects, roofs over 20 years of age or leaking, failed septic systems, failed well/water systems, leaking basements, mold, asbestos, stucco that has not been tested and certified within 6 months, failed or dysfunctional heater or air conditioning system.

10. Does not apply to tenant occupied properties or homes that require more than 24 hours notice to show.
